Appointment in the Cloud

Cloud based accountancy practice, My Accountancy Place, has instructed Tenant Advisory Group to acquire its first conventional leased offices following rapid expansion in its business.

My Accountancy Place Limited was founded in 2014 and is a chartered certified accountancy practice. The firm specialises in the delivery of an innovative Cloud based accounting solution designed specifically for SME’s called Xero.

The company has occupied serviced offices since it was first established but now needs to acquire traditional leased offices in order to accommodate its increasing headcount which is set to grow to around 12-15 staff over the next 6 months.

Tenant Advisory Group has successfully completed a complex leasehold acquisition on behalf of its client, ThreeSixty Services LLP.

ThreeSixty has acquired the part second floor of The Royals, Altincham Road, Sharston (8,117 sq.ft.) on a new 10 year FR&I lease. The landlord, Standard Life Assurance Limited was represented by JLL. The existing tenant, Danwood Group, was represented by DTZ.

Martyn Markland of TAG explained that the transaction was far from straightforward. “Having identified redundant corporate space which was still being occupied by its tenant, Danwood Group, we undertook tripartite negotiations with the incumbent tenant and the superior landlord to arrive at a set of highly competitive terms. The result means ThreeSixty’s staff and clients can now enjoy a far better office environment at a significantly lower net rent than either their previous offices or most alternatives available in the open market.”

TAG increases its offer

Tenant Advisory Group is delighted to welcome a new member to its consultancy team.

Elizabeth Ekpo is a talented architectural designer. She creates space plans, 3D models and photo real images of office fit-outs and interior designs.

Elizabeth has a Bachelor of Science degree in Architectural Design and Technology from The University of Salford.

 

This is a significant development in TAG’s service offer as its founder Martyn Markland explains. “We can now assess the suitability of buildings from a space planning point of view without having to rely on third parties. More importantly, Elizabeth’s design flair and technical abilities will also allow us to create fully specified working drawings for office fit-outs. This will enable us to deliver “turn-key” solutions in which TAG designs, costs, tenders and project manages office fit-outs from concept to reality.”

Tenant Advisory Group has successfully completed a lease re-gear at Eden Point, Cheadle Hulme on behalf of Action 365 Limited.

TAG originally acquired the top two floors of Eden Point (approx. 12,500 sq.ft.) for Action 365 back in September 2010. The ten year lease that TAG negotiated included a tenant only break option at the end of the fifth year.

As Martyn Markland of TAG explains, “the break option provided an opportunity for Action 365 to review its property requirements alongside its other holdings and alternatives available elsewhere in the market. In the end, the business decided to remain at Eden Point albeit with a slightly reduced floor area. The terms we agreed with the landlord (Bovis Homes Limited) included a variety of concessions which have significantly reduced Action 365’s overheads and helped minimise any disruption to the business.”
