The Tenant Advisory Group is a firm of Chartered Surveyors that does things differently.
We were established in early 2009 by a group of senior property professionals who had become disillusioned with working for major firms of surveyors that tended to act predominantly in Landlords' interests.
The team agreed to combine their knowledge and expertise to help small to mid-size corporates on an exclusive basis across a wide range of surveying disciplines. The objective was to champion the rights of the consumer rather than the producer.
By choosing not to act for landlords, we have the freedom to unlock opportunities and deliver value in ways others can not.
The team operates predominately in the office and industrial sectors and provides advice and support throughout the UK commercial property market.
Acquisition - sourcing new office and industrial properties, negotiating purchase and lease contracts
Property Due Diligence - lease reviews, check measures and building surveys (inc. schedules of condition)
Dilapidations & Re-instatement - quantifying and negotiating lease liabilities both before and after lease expiry
Disposals - marketing redundant leases and negotiating early lease surrenders
Break Option Surrenders, Lease Re-Gears and Lease Renewals - negotiating preferential terms with landlords
Fit Out & Project Management - design, tendering and delivery of CAT B fit-outs
Other Services - reviewing preliminary heads of terms, rent reviews, service charge audits and business rates appeals
TAG is regulated by the Royal Institution of Chartered Surveyors (RICS) and as such, is committed to the highest standards of professionalism and strict rules of conduct. The firm also has professional indemnity insurance in place to protect its clients.
The firm’s surveyors have to update their skills and knowledge throughout their careers so you can rely on their expertise. Clients are also protected by a complaints procedure.
The firm is privately owned and operates nationally from its base in Manchester.

Action Claims
TAG originally acquired the top two floors of Eden Point for Action 365 (formerly Action Claims) back in September 2010. The ten year lease that TAG negotiated included a tenant only break option at the end of the fifth year.
