The Tenant Advisory Group has been instructed to acquire a new executive office for Manchester based software developer, Godel Technologies Europe Limited.

 

Godel develops bespoke software solutions for clients such as Tesco Mobile, the HUT Group and LateRooms.com. It is an expert in “near-shoring” and directly employs over 120 software developers in Minsk, Belarus which is well known as a software development hub.

Godel’s senior management team is currently based at Manchester Science Park. The company is expanding and is looking to relocate in mid-2014. TAG will be conducting a formal property search very shortly with a view to short-listing suitable options early in the New Year.

Godel has added a high profile list of clients in the last twelve months including; Laterooms.com, Tesco Telecoms, MITIE, Grafton plc, Earthport, Optionis, NetNames, Morson Group, Sofaworks and has recently announced an 18-month contract with global IT solutions provider, CACI, worth £400,000.

Nearshore software development is becoming the prefered method for sourcing premier software development talent for company’s in the UK. Belarus provides a two hour time difference, staff who speak fluent English and have a hungry ethos to work with English companies.

Edinburgh Terms Agreed

Corporate property advisers Tenant Advisory Group announced today that they have agreed terms to acquire spectacular roof-top offices in Edinburgh City Centre on behalf of their client ERM.

Environmental Resources Management Ltd (‘ERM’) plans to relocate its Edinburgh office to the sixth floor of ‘Westport 102’ in early 2014. ERM has agreed to take an assignment of an existing lease which will be re-geared as part of a separate agreement with the superior landlord.

TAG’s founder Martyn Markland welcomed the news, “the new offices will provide an exceptional working environment for ERM’s staff whilst meeting the strict budgetary and environmental considerations that formed part of our brief.”

TAG is also assisting ERM with its exit from a lease it holds on two floors of Norloch House in Kings Stables Road. ERM’s lease expires in May 2014.

Aberdeen Search

The UK economy is in recovery but it is still rare for demand to exceed supply in the office market. Unless of course, you are searching for space in Aberdeen’s West End district.

Aberdeen’s office market like its economy, is booming. The vacancy rate at the end of June 2013 was 3.8% compared to Central London where it currently averages 10%.*

According to the founder of Tenant Advisory Group, Martyn Markland “this explains why office rents in Aberdeen are currently higher than anywhere else outside central London. In fact, if you factor in the rent free incentives that are available in the City of London, you could argue that Aberdeen is more expensive than the Square Mile.”

TAG recently launched a property search for an Aberdeen based client and will be conducting viewings of shortlisted properties later this month.

Whilst vacancy rates are low, there is always availability due to the natural turnover of space. Towns Needham Move Agreed

The Tenant Advisory Group has completed the acquisition of newly refurbished offices on behalf of Manchester based solicitors Towns Needham LLP.

Towns Needham will be relocating to the third floor of Brook House on Fountain Street in October 2013. The fully fitted offices were identified by TAG after an extensive property search conducted earlier this year.
