Knutsford is “Top Dog”

A specialist on-line retailer has appointed Tenant Advisory Group to acquire its first physical retail presence in Knutsford, Cheshire.

Charley Chau (www.charleychau.com) sells luxury pet accessories including its own range of high end dog bedding that featured recently in Horse & Hound and The Sunday Times.

 

The new retail shop will offer a unique range of products quite distinct from those seen in multiples such as Pets at Home.

Rider on the move

 

RLB plans its return to Manchester City Centre.

One of the world’s largest construction cost consultancies has instructed Tenant Advisory Group to relocate its North West regional office from Salford Quays to Manchester City Centre.

Rider Levett Bucknall (‘RLB’) relocated from Manchester City Centre to its current base in Salford Quays back in 2005. Tenant Advisory Group has been instructed to search and acquire new offices in Manchester City Centre for around 35 staff. It plans to move in Spring 2013.

The Rider Levett Bucknall Global Practice was launched in June 2007 and specialises in cost consultancy, project management and construction advisory services. It has over 2,800 staff in more than 100 offices across Asia, Oceania, Europe, Middle East and the Americas.

New partner for TAG

The Tenant Advisory Group (‘TAG’), has announced a strategic partnership with Trafford Park based Project Managers and Cost Consultants, Walker Sime.

TAG was the first property consultancy in the North West to act exclusively for business tenants not landlords. Its team of Chartered Surveyors deals with relocations and lease renewals for various public and private sector organisations. It also helps tenants review their Business Rates, Service Charges and Water Rates.

According to TAG’s founder Martyn Markland, the link with Walker Sime marks an important stage in TAG’s development, “We have clients ranging from professional services firms to manufacturers so our projects can demand a wide variety of skills. The breadth and depth of experience in Walker Sime’s professional team allows us to broaden our offer significantly without compromising on the quality of our service. It means we can now help clients project manage anything from a small office fit-out to the construction of a large bespoke industrial unit.”

Jon Sime of Walker Sime believes the partnership will benefit clients, “There is a natural synergy between TAG and ourselves and together we hope to develop unique solutions that will help business tenants maximise value from either their existing or new operational property.”

Outcome on empty rates favours ratepayers

A major test case concerning empty rates has just been decided at the High Court, in favour of the ratepayer.

The case centred on a commonly used method for avoiding empty rates. Provided the local authority involved, backed no doubt by The Department of Communities and Local Government, does not successfully appeal the judgement, it should make implementing this mitigtion strategy far easier to administer in the future.

Tenant Advisory Group can advise any ratepayer facing an empty rates bill, on the implications of the case and how the judgement might allow them to minimise their rates liability. We should however, like to caution anyone who is thinking of applying the judgement, that achieving success will still require expert management.

TAG’s rating specialist, Michael Blank, can advise ratepayers on the future reliability of the method as The Department for Communities and Local Government and the local authority concerned, are believed to be planning an appeal.
