TAG posts another new client

The Tenant Advisory Group has been appointed by Napcom Ltd to advise on the acquisition of a new post office site in South Manchester. Napcom operates a number of successful post offices including those in Moston and Chorlton.

Tenant Advisory Group will provide transaction and due diligence support during the acquisition process.

 

According to Martyn Markland of Tenant Advisory Group, “Napcom’s business model reflects the changes that have been taking place in the post office market in recent years and we are delighted to be able to assist them with their latest acquisition.”

LED’s Offer Glowing Returns

Andrew Chicken of the Tenant Advisory Group says that businesses that replace their ageing fluorescent tubes with an LED alternative, could reduce the cost of running their lighting by 70% or more

According to Chicken, “The LED tube lasts five times longer and there is no warm up time either.” He also points out that there are some less obvious benefits from changing to LED’s, “the quality of lighting is improved and as LED’s do not flicker, staff are less likely to suffer from headaches.”

A 100% enhanced capital allowance is now available to help with the installation of LED lighting, so even if you finance the installation, your first year’s repayments are likely to be covered, even before you take into account the reduced cost of electricity and maintenance.

Chicken estimates that some 24 hour, 7 days a week operations could achieve returns of more than 50% per annum on their investment, “even with interest added, you should be able to save money and carbon from making the switch.”

…Interest free loans for SMEs from the Carbon Trust have now been withdrawn in England and will be replaced by the Energy Efficiency Finance Scheme. No other information has been released as yet, except that the replacement scheme is backed by Siemens Finance who will charge a ‘commercial rate of interest’. If you are in Northern Ireland or Wales the Carbon Trust interest free loan is still available so if you need some finance in this area, apply while you still can.

Irwell Valley re-instructs TAG

Tenant Advisory Group (’TAG’) has been appointed by Irwell Valley Housing to advise on the lease renewal and relocation options for its offices in Stockport and Bolton.

Irwell Valley is a not-for-profit housing association with charitable objectives, providing housing and management services to over 7,000 households across the Greater Manchester area.

TAG previously acted for Irwell Valley in 2009 when the association needed to renew the lease on its office headquarters in Old Trafford.

TAG Team Expands

Commercial property consultancy Tenant Advisory Group (TAG), has added two new members to its team, expanding its services to include business continuity and carbon management. The expansion of the team has also led to the take-up of office space at Barnett House on Fountain Street in Manchester City Centre

Commenting on the new additions to the TAG team, Managing Director Martyn Markland said; “We recognise that future proofing a business in areas such as I-T and sustainability is becoming increasingly important particularly when relocating premises. I am therefore very pleased to welcome on board Mike Donovan and Andrew Chicken who bring invaluable new skills to compliment our professional team.”

Mike Donovan has been working in the telecommunications sector since BT was privatised almost thirty years ago. He will provide due diligence support to relocation projects as well as specialist technical advice in areas such as call centre infrastructure, mobile phone and VoIP applications.

Meanwhile, Andrew Chicken will help clients reduce their energy costs and minimise their CO2 emissions. Andrew can also devise funding mechanisms to support investment in energy saving plant and equipment.
